I

Month 1 at 5%

From the day your listing goes live, we charge a 5% introductory management commission for the first thirty days. You receive the nightly revenue minus the 5% slice and the platform's own OTA fee. Cleaning passes through to the guest as normal. It gives the operating routine a settled start before the standard rate applies.

II

10% thereafter, locked for life

From month two onwards, we charge 10% of nightly revenue as the management fee. The lock is contractual, not discretionary. If the standard Big Ben Suite rate rises in a future review, Founding 10 owners stay at 10% for the life of the management contract. Grandfathered in writing, not goodwill.

III

Tiered cleaning — guest-paid

Studio £100 · 1 BR £120 · 2 BR £140 · 3 BR £160 per turnover — all-inclusive: linen, towels, full clean, shampoo, body wash, hand soap, toilet rolls, kitchen essentials and consumables. The owner pays zero. Each fee is charged to the guest at booking via the platform cleaning fee. No pass-through invoices.

Price locked in perpetuity

As long as the property remains under Big Ben Suite management, the 10% commission and the £140 clean fee survive every future price review. The lock is tied to the contract, not the calendar. Leaving the agreement and returning later resets the terms — the lock does not travel with the owner, it travels with the managed property.

The Renters’ Rights Act 2025 commences on 1 May 2026 — 10 days from today.1Every existing assured shorthold tenancy auto-converts to an assured periodic tenancy on commencement day, and the Information Sheet service deadline lands thirty days later. We are opening this small cohort before commencement because the owners who onboard now get our full attention for the regulatory transition — tenancy conversion, notice-of-change service, compliance-file assembly and deposit-cap audit, all before the first fee is charged.

The Information Sheet service deadline lands on 31 May 2026 — 41 days from today.1 Owners who join the Founding 10 before that date have Information Sheet preparation and service on in-scope tenants included at onboarding, at no extra charge.

What owners ask.

What if I change my mind during onboarding?
No lock-in until the final management agreement is signed. Up to signature, either side can step away with no fee, no retainer, no obligation.
What if Big Ben Suite raises the standard rate later?
Founding 10 owners are grandfathered forever. The 5%/10% commission structure and tiered cleaning fees are written into your contract and survive every future price review, for the life of the management contract.
What does the tiered cleaning fee include?
Cleaning is charged to the guest, not to you. Studio £100 · 1 BR £120 · 2 BR £140 · 3 BR £160 per turnover — all-inclusive of linen, towels, full clean, shampoo, body wash, hand soap, toilet rolls, kitchen essentials and consumables.
What counts as a "signed" slot that fills the cohort?
A fully signed management agreement — not a letter of intent, not a verbal. Until the signature lands, the slot is not counted as filled and the remaining-slot count does not move.
Does my property need to be empty to apply?
No. We routinely time onboarding around an existing tenancy end-date, including the Renters' Rights Act auto-conversion window. Bring the tenancy paperwork to the call and we will model the switch.
What happens at slot 11?
The cohort closes. Subsequent owners are welcomed at the standard rate in effect at that time, without the price lock. The Founding 10 language is removed from the live surfaces within 24 hours of the tenth signature.
