  1. 1Nightly rate (ADR) × occupancy × 30 — gross monthly revenue. Zone ADR and occupancy come from the benchmark table.
  2. 210% BBS management — our flat fee. Month 1 is 0% for the Founding 10 cohort, 10% thereafter, price locked in perpetuity.
  3. 3− ~15% platform / OTA — indicative blended host-side fee across Airbnb and Booking.com. Real figure varies by mix and cancellation policy.
  4. 4− ~10% utilities + maintenance — indicative opex allowance. Actual spend depends on the building and the compliance work the asset needs.
  5. =Indicative net to you per month. Cleaning (£140/turnover) is charged to the guest, never to the owner.

Why not an exact figure?

Because an honest figure needs a survey. We can hand you an indicative number in seconds from postcode + bedrooms, but the real yield for your specific flat depends on condition, floor, view, building management, seasonality of your calendar and the compliance state of the asset. Every estimator on this page is labelled indicative for that reason. The written offer we send after a 20-minute call is the first number we stand behind in writing.

What's not included in the indicative net?

The figure we show deducts the BBS 10% management, a ~15% blended platform/OTA fee (Airbnb + Booking.com host-side), and a ~10% indicative allowance for utilities and maintenance on a serviced let. Cleaning (£140 per turnover) is charged to the guest at booking, not to you. Not included in the estimator: council tax, insurance, service charges on the leasehold, mortgage interest, and one-off capital works. We walk through those line-by-line in the written offer.

Does this change after RRA Phase 1 on 1 May 2026?

The yield maths do not change. Renters' Rights Act Phase 1 affects tenure structure (assured shorthold tenancies auto-convert to assured periodic) and compliance obligations, not the nightly rate or occupancy a well-run short-let flat achieves. We absorb the extra compliance workload in the 10% management fee — we do not invoice it as an 'RRA extra'. If anything, honest fee structures become more useful under the new regime because the penalty ladder (up to £7,000 first breach / £40,000 continuing, per GOV.UK) rewards owners who can see exactly what their manager is doing.

What if my postcode isn't listed?

If you enter a London postcode that does not match one of our named zones (Prime Central, City + Docklands, Inner West, Inner North, Inner South), the estimator falls back to the Outer Zone 2-3 benchmark. If you enter a non-London postcode, we show a short 'London only, for now' note and an enquiry form — you're welcome to register interest and we'll write back when we expand to your area.

Can I see the data behind the benchmarks?

Yes. The zone table is hard-coded on this page from a blend of AirDNA's London public data, the ONS private-rent index, the Rightmove April 2026 House Price Index, and our own flagship calendar export from Canary Wharf E14. The full source URLs sit in the footnote under the estimator and in our compliance substantiation ledger.
