Most PropTech sites make claims. Fewer publish the evidence beside them. We list every public numeric claim in plain English, link the source URL, date the verification, and log every edit — because a landlord handing us a seven-figure asset deserves that much.

I · DMCCA 2024 Part 4

Full enforcement

The Digital Markets, Competition and Consumers Act Part 4 moved into full enforcement once the April 2025 amnesty expired. The old 'best effort' standard for performance claims is gone; documentary evidence is the standard now.

II · CAP 3.7

Marketers must hold evidence

Committee of Advertising Practice rule 3.7 requires that any claim capable of objective substantiation be held as documentary evidence before it is published. Our ledger is that evidence, made public rather than locked in a folder.

Seven-figure assets

A landlord signing a Big Ben Suite management agreement is handing over a million-pound asset. The minimum we can offer in return is the ability to trace every number on our site to a URL, a calendar export or a certificate.

Four fields, in the same order, every time.

Each card below carries the exact live copy in quotation marks, the list of public surfaces where you will meet it, a one-line plain-English note on how we verified it, and the source URL (or a declared operational-data reference if the source is a dashboard we cannot publicly link). Every card is dated with the last verification. If a number on the site cannot be traced here, that is a bug — and the final band below tells you how to report it.

How we verified
We publish the exposure because hiding it would be the misleading act. The remediation path (consolidate to one listing; pivot to Hybrid-Let mid-stays) is in an internal memo with thirteen URL-cited sources.

Why we softened

Without a continuous Airbnb calendar export showing zero un-booked nights across the full eleven-month window, the absolute 'zero' claim carried ASA and CPR exposure. We softened the live copy rather than keep a claim we could not hand over in sixty seconds.

Reinstatement rule

If the calendar export ever confirms the original phrasing, we reinstate it verbatim with the export cited inline — and add a new entry to this ledger.

Our edit discipline

Dated, quarterly, logged.

  • Quarterly review. Every live claim is re-verified against its source once a quarter. When a source moves materially, the public page and this ledger are updated in the same commit.
  • Every edit dated. Each entry carries a “last verified” stamp and the underlying document carries an edit log.
  • Softening is logged. When we retire or soften a claim, the old phrasing, the new phrasing, the reason and the reinstatement rule are published in the softened-claims block above.
