After that, standard portfolio pricing applies. The lock travels with the managed portfolio, not the owner — leave and return, the rate resets.

    Month 1 · 5%

    Introductory commission across every property in your portfolio for the first thirty days of management.

  2. Stage II

    Months 2-∞ · 10%

    Lifetime commission, written into your contract. Stays at 10% across up to five properties under your name.

  3. Stage III

    Property #6+ · 10%

    Continue at 10%. No penalty, no re-negotiation. The lock keeps applying as long as the portfolio remains under management.

30-day notice. No exit fee. Founding 5 rate ends; if you return later, the standard rate at the time of return applies.
How long does portfolio onboarding take per property?
7-10 days per unit, parallelised. A 5-property portfolio onboards in 14-21 days end-to-end (photography, listing setup, compliance, key handover).
Do you cover voids?
No "guaranteed rent" gimmick — that's a marketing line. We optimise pricing weekly to minimise voids; our flagship runs at 87% occupancy, 11 months hosting. Honest math beats guarantees.
Cross-property cleaning team — same crew?
Yes. One vetted cleaning team rotates across your portfolio. Same standards across SW1, W1, NW3.
What is your regional reach?
