Why this matters

Not hype. Enforceable substantiation.

The table above is not a marketing exercise. Under UK advertising law, any comparative claim a business makes about a competitor must be verifiable, factual, and limited to features that are objectively measurable — that is the substance of CAP Code rule 3.7 and of the Consumer Protection from Unfair Trading Regulations 2008. The rows above each test a single binary: is the artefact present on the competitor’s public website, or is it not? Every answer cites a URL and a date.

The Digital Markets, Competition and Consumers Act 2024 Part 4 brought direct CMA fining power for misleading commercial claims into force through 2025–2026. The first named fixed-penalty notice — Euro Car Parks, Spring 2026 — was procedural: for failing to respond to a CMA information notice, not for lying. An operator that has not published its own claim ledger, its dispute SLA, or its DMCCA posture has not taken a public stance on that procedural regime. That is the gap the rows above record.

The Renters’ Rights Act 2025 Phase 1 commences 1 May 2026. The statutory Information Sheet deadline for every existing tenancy follows on 31 May 2026. A short-let manager whose public website does not reference the Act, the date, or the Information Sheet has not yet committed, in writing, to the statutory duties an owner will inherit.
